Why is polyurethane foam the best option for repairing & leveling sunk concrete?

The best way to understand why polyurethane foam injection is the best option is by first understanding what causes concrete to sink. There’s two main reasons for sinking concrete… the soil wasn’t compacted before the concrete was poured and it’s just slowly settling. The second reason is due to erosion which could be caused by something as simple as a downspout location. It’s fairly easy to identify what causes the problem based on how the concrete is moving and what conditions the water would flow off or around the home.

Polyurethane foam is a closed-cell foam that does not erode with water and because of its expansion, it fills all of the voids and gaps under your concrete. The majority of strength will be achieved within 30 seconds after the foam exits the gun. Once we are finished injecting foam we will fill the small 5/8 size holes with a concrete mix and small stones or material to match the concrete surface. You can forget that we were ever there once we are finished!

Polyurethane foam is safe and enviromentally friendly! Polyurethane foam has no hazardous components and is not listed as a carcinogen. Ecologically it is not a marine pollutant and shows no mobility in soil. Disposal is permitted in any municipal landfill accepting standard demolition and construction debris. polyurethane foam is not regulated by the department of transportation and it is not considered hazardous per OSHA 29 CFR 1910.1200. We’ll identify the reason your concrete sunk. It is generally because of soil compaction or erosion from a downspout. If it is due to soil compaction, the polyurethane injection will fully compact the ground as it expands, and it will not be an issue in the future. If it’s an erosion issue, it may require downspout relocation. We are so sure we can offer a permanent repair that our service comes with a 5-year warranty.

We’ve had customers pull their large RVs on the slabs in about 30 minutes after injection. You can use your driveway almost immediately after we leave! Polyurethane foam is a chemical reaction so you aren’t waiting on anything to dry.

This process is extremely quick and efficient! Depending on the complexity of the repair the job could take anywhere from a few hours to a few days. For example if your driveway at the entrance of your garage needs repaired and has only sank an inch we could be in and out within a few hours. There are some projects that are much more intricate such as pool decks which can vary greatly from a few hours to sever days depending on complexity.

We provide a 5-year warranty. In some cases there may be stipulations such as a downspout relocation if it’s causing erosion in that area. We will go over any required changes at the time of the estimate. This is a lifetime repair in almost all situations.

What are the other options for repairing sunk concrete?

There are three options available for repairing and leveling concrete. 1st option is removing and replacing the slab which is the most expensive and requires heavy equipment – oftentimes damaging the landscaping. This process also removes your ability to use the area for at least several days and color will not match if you are only replacing a section. This usually does not come with any guarantee that your slab will not settle again. The 2nd option is considered mud jacking. This process requires drilling large holes in the concrete and utilizing tools to pump a grout/concrete slurry underneath the slab. This is cheaper than replacing but the downside is heavy tools and the material being pumped under the slab is adding a lot of weight to the ground. The mixture also varies by the contractor so you really don’t know what you’re getting.

The 3rd and best option is what a lot of people consider slab jacking or poly jacking and is what we specialize in so you could say we’re a bit biased but the facts don’t lie. This process uses a reactor to pump ISO and Resin into a hose which is injected into the concrete through small holes (1/6th the size of mud jacking holes) on the surface of the concrete. The two chemicals mix right before exiting the gun creating a high-density foam. This process is much cheaper than replacing concrete, it’s much cleaner, and due to the expansion process of the foam, it compacts any loose material and fills all the voids under the slab. Polyurethane foam is lightweight and also acts like a water dam preventing erosion. Polyjacking usually offers the best warranty also due to the long-term viability of the repair. By the time we are finished loading up the trailer, the driveway or slab will be ready for use. It’s by far the easiest long-lasting solution for a homeowner.
